CNA Realty Advisors was hired by a large management company to evaluate and adjust their maintenance operations, capital expenditures, and purchasing process for 30 properties.

We found that maintenance was operating without oversight and the system lacked uniformity, leading to non-compliance with code requirements and industry standards. CNA developed new operating procedures and instituted a training program for the staff and managers, to be conducted regularly.

Inspections became a standard tool to monitor progress and uniformity. All properties were thoroughly inspected for their short term and long term capital needs. This information was used in developing budgeting forecasts and processes. All purchases of maintenance materials were standardized and monitored for compliance. A functional inventory standard was established.

Within the first 12 months, the operating costs for the properties were reduced, violations by code enforcement agencies reduced to a near non-occurring concern and maintenance operations were greatly improved.
